RENTAL AND RENTAL MANAGEMENT
Rental management
All of our rental management services are subject to the following scale:
Fees are 5.80 % HT and include as part of this mission:
• The procedures for finding tenants (newspapers, internet, billboards, mailing, ..).
• The rigorous selection of the tenant according to his solvency (guarantees, sureties, insurance rents unpaid, ...).
• The drafting of the lease.
• The state of entry and exit of the tenant.
• Update of technical diagnoses following the evolution of regulations.
• Set up (delivery of keys, inventory of fixtures).
• The collection of rents and the payment of less management fees.
• The possibility of setting up an unpaid rent guarantee or rental vacancy (at your request, on estimate and in supplement).
• Editing and sending a monthly or even quarterly management report.
• The study of the annual readjustment of the rent according to the Rent Reference Index (IRL).
• Renewal of the lease at maturity.
• The readjustment of the rental charges according to the elements that you transmit to us.
• The annual renewal check of the renter's home insurance.
• The tenant's follow-up and in particular the follow-up of the repairs incumbent on the tenant and the owner.

Tenants Solvency Study
It is important not to be wrong about the choice of the tenant. A solvency study is necessary. Solvency means that the amount of rent and expenses must not exceed one-third of the tenant's net income. Thus, our company pays particular attention to the study of all the documents required for this study (in compliance with the rules in force).
If the landlord requires the payment of a deposit, the amount must be included in the lease contract.
It can not be more than 1 month rent, excluding charges.
For any rental, the owner must provide the Energy Performance Diagnosis, as well as the measurement of the living space.
The rental fees are communicated to you before any commitment and are only due when the lease is signed.
In addition, it is necessary to add (at your request exclusively) Insurance contract "Unpaid rent": 2.50%.
THE LAW
In accordance with the decree of 1 August 2014 for the application of the provisions of the law n ° 2014-366 of 24 March 2014 known as ALUR law (for Access to Housing and Renovated Urban Planning) in particular with regard to the application of rental fees for residential use.
The legal ceiling applicable for our geographical area is 8 € tax incl. / m² for the following services:
